I agree that Kirkby would be a big factor in defining the value of the club, but you're wrong about players not affecting the value.
Each player will have a 'book value' which will be written into the cub accounts. If Everton signed say Moutinho for £20m then the value of the club should increase by that amount, and then vary according how long is left on his contract and what his perceived sale value is.
It's also not necessarily true that more loans mean more risk for a buyer. Not borrowing money to invest in the squad is probably more risky, as there's every chance that it will result in greatly reduced income, which again reduces the value.
Anyway, bottom line is with the exception of the Americans, no one who pays the current going rate for top clubs is expecting to make money out of it. The Glazers seem to have found the right financial balance but it remains to be seen if the septics across the park have invested wisely or not. No sign of the cash they need for their stadium plans yet.
