Also, Grealish does actually work very hard on the wing, never really neglects his defensive duties and gets up and down the pitch as he needs to. Not sure why that would be different if he was moved into the middle.

I get it, but we've been so burned by football finances that it's hard not to look at things that way nowadays That said, there is still room for signings like Grealish if it's accompanied by other signings which are going to tick more boxes...
