@bizzaro you've been stangely quiet on the funding of these developments and how they fit into your timetable of 3 years max to maintain the club's current standing in the Premier League?

Thats because I have to give others on this good forum time to discuss things. It can't all be about me all the time. Even though I'd like it to be.

I dont think re-development is feasible personally but lets not be silly

Since it is important for people to see. Plus in the context of Elstone's ridiculous assertion that Everton cannot be compared to other football clubs (which he's insulting people's intelligence with if he can't see that people with intelligence can see through that type of argument):

It's all about funding.

New owners, new investors or new investment from existing shareholders?

That's the question the Board needs to answer.
 
How much for a stadium that preserved both stands that held 60K?
How many houses or other property had to be destroyed for this?

There is a table knocking about somewhere that guessitmates the construction costs of new stands.

Single tier ground level stands - £2000 to £2500 per seat.

Raised stands not on ground level - £4000 to £4500 per seat.

From memory Arsenals ground worked out about £9000 per seat but that included buying land in London.
