Using the 10 times their revenue as a basis for market value. But did they not transfer goodison to the women’s team? so they have a 40k seater stadium as an asset, which Chelsea didn’t.

It’s very speculative because it’s only happened once, so hard to say whether 10 times revenue would be fair market value or not.
