The fairy tale of rebuilding an acceptable stadium WITHIN THE PRESENT SITE BOUNDARIES can be dismissed for the impracticality it is. Once that myth is crushed the debate can move on to sensible consideration of the remaining options, such as they are, all of them limited by access to finance. The reality is nothing happens on or off the pitch if you can’t get the finance. And, Catch-22, we can’t get any worthwhile money until we have a stadium which helps us raise some. The rest of the time is spent in financial juggling, as it is with every other club. The long-term consequences of stasis are obvious.

I repeat: The fact is an adequate stadium cannot be built on the existing site if Everton Football Club is to satisfy its aspirations for the future and bring the club into the modern era. Tough, that, for mere sentimentalists. For everyone else, learning from the past is only important as long as you don’t get bogged down in it. Let that happen and you might as well revert to voodoo, trickle down economics, writing with quill pen and cartridge paper, or lighting with oil lamps. Some clubs have learned this the hard way. Tottenham now seek to move from redeveloped White Hart Lane, as do Chelsea from redeveloped Stamford Bridge and West Ham from redeveloped Upton Park.

This fact is clear: Even to make this plan work it is necessary to annex a total of 12 houses, Bullens Road and some other adjoining property. THEREFORE, AGAIN, THE SCHEME IS NOT FOR A STADIUM WITHIN THE EXISTING SITE BOUNDARIES.
And if the scheme as drawn was adapted and squeezed between the existing boundaries it would result in a loss of about fifty percent of the proposed new Bullens Road stand, as shown in Illustration 4. According to Appendix 3 “Assumptions†of the internet report this comprises an Upper Tier of 5,175, a Middle Tier of 1,475 and a Lower Tier of 7,600, total 14,250. A loss of, say, 7,000 from this stand therefore reduces the proposed capacity to 50,000 minus 7,000 = 43,000. Thus, the gain would be a mere 3,000 seats for all the disruption and capital expenditure. Seat prices would have to reflect that since the lower the capacity, the greater the increase required to meet revenue requirements.
Nor is there anything to be gained by simply moving the Bullens Road stand further towards the Goodison Road side as it would merely reduce the Goodison Road stand capacity in proportion. You end up with the same figure of about 43,000.

if you now revert to Illustration 1 it is perfectly obvious what would be needed to build even a basic new stadium. ALL of the property would have to be acquired in the triangular area bounded by Goodison Road, Gwladys Street and Walton Lane. This assumes ALL parties would be agreeable and would include:
· The existing site.
· St. Luke’s church and church hall.
· Gwladys Street Community Primary and Nursery School.
· 14 houses in Gwladys Street.
· 38 houses in Muriel Street.
· 36 houses in Diana Street.
· 4 houses in Walton Lane.
· The Garage and associated land and buildings in Walton Lane.


To make this work it would be necessary to turn the stadium through ninety degrees until it was parallel with Gwladys Street. It may be imagined what would happen if just a few people refused to sell, as they did when Liverpool built their “new†Kemlyn Road stand. It could be held up for years. And even if (eventually) all this were attained what would be the point? Goodison and the original site would be gone. Moreover, the club would have to bear all the costs itself, something which is patently beyond its current finances.

I note you quote easily. If was easy as you say then why haven't they done so already?

I would suggest the board want a brand spanking new dome so it is easier to sell their shares at an increased level and make themselves very rich on behalf on Everton - which in my opinion is why they keep touting favourably about a shared stadium.
 
That is a very good read and I take on board what it is saying, but how come the RS are now thinking of a re-devloped Anfield? I honestly think there is logic and sense in re-developing and I really believe it is possible.

Im not an architect nor do I have any real ideas on how to do it, but I believe it can be done as Newcastle & Manchester United and now the RS have proven

I'd like to think so too mate i just can't based on the evidence available, would be good to get a more modern architectural plan drawn up though so we know the limitations as they are now.

I still think replacing the roof with a more lightweight solution and thus allowing the removal of some or all of the obstructive posts would be a great thing to do. A 40,000 seater stadium with no obstructions would increase our gate markedly i'd wager. But the financiers would probably say it's not cost effective.

Perhaps there is the romantic in me that sees more of it being a go-er but I've spoken to lids at the match who know what they are talking about and think it's possible.

I agree, the posts is the single biggest problem, but you're not telling me there is not a way of removing them. Anyway, as long as this board are in charge we aren't redeveloping. If we ever moved I would find it tough to go because it isn't Goodison, would probably only do the aways

Arsenal are still trying to pay off the Emirates.

They're not trying mate, they have a structured and organised business plan regarding the repayment of their mortgage. They are currently very financially stable and once the mortgage is gone will be one of if not the most financially stable top flight teams in world football without needing a sugar daddy.

I only wish we could be in their position now.

The first game would have to be a derby... kopite taunts of "we shat in them toilets first" would go on forever.

First question; No, we probably couldn't do it on our own. The current financial climate alone means sky high borrowing costs, so even without loans grants from Tom, Dick & Harry the final net cost would be prohibitive. Striking some kind of deal with the devil will lessen the pain for all.
Secondly, Arsenal's stadium will be payed off around 2017-18 going on whom you get the information from.

If the right offer comes along, he will sell but only if the offer is right for Everton, not Kenwright... would you rather have the Venkys or the dildo brothers?
