Well, if I understand correctly from our latest AGM one of the thought process is to load the club with debt to support a new ground however we have no idea of what type of ground we would have nor the partners involved. Is it possible to have a replica stadium like the seattle seahawks that embraces the fans given our organization..not a chance. If we found new owners who had vision and money to deliver a scaled down version of that ground it might be possible but without vision and money you stand no chance.
I can't imagine any stadium that is not financed. Even Jerry Jones, who is filthy rich beyond imagination, financed the Temple of Jerry Jones (below). "Loaded with debt" is probably subjective, however. If I'm building a stadium for £150M with a financing structure that requires £18M annual payments (example only) and my projected revenue increase is £25M, then the development has a pretty safe margin. The issues come when the development costs are much higher than projected or the returns are much lower. Financing based on unrealistic returns is always dangerous (i.e., 20% increase in ticket price plus 50% increase in attendance), but any new stadium is necessarily going to "load the club with debt," depending at least on what you mean by that phrase.
