Well, if I understand correctly from our latest AGM one of the thought process is to load the club with debt to support a new ground however we have no idea of what type of ground we would have nor the partners involved. Is it possible to have a replica stadium like the seattle seahawks that embraces the fans given our organization..not a chance. If we found new owners who had vision and money to deliver a scaled down version of that ground it might be possible but without vision and money you stand no chance.

I can't imagine any stadium that is not financed. Even Jerry Jones, who is filthy rich beyond imagination, financed the Temple of Jerry Jones (below). "Loaded with debt" is probably subjective, however. If I'm building a stadium for £150M with a financing structure that requires £18M annual payments (example only) and my projected revenue increase is £25M, then the development has a pretty safe margin. The issues come when the development costs are much higher than projected or the returns are much lower. Financing based on unrealistic returns is always dangerous (i.e., 20% increase in ticket price plus 50% increase in attendance), but any new stadium is necessarily going to "load the club with debt," depending at least on what you mean by that phrase.

I went to watch Rangers with my brother in law, it was a culture shock watching a game without an obstructed view or having to stand to see the pitch.

As I said, no details have been realeased from Everton about the level of debt, quality of the stadia or whom are Fin partners will be to support such a project. It,s all gone stone cold quiet since the AGM so once again whatever the plans, we have no details or vision to discuss about our future.
 
I want a new stadium not too far from Goodison!

I also don't like wearing watches so i'll try to leave my future wife and kids a house.
 
I just sold my old place (a new build, all mod-cons, built in 2010) and moved in to a place built in 1890. It costs more, It's far less economical, it continuously needs maintenance, repair work and upgrading but I wouldn't go back. It's unique and has spirit, there's something about it that you can't buy new. I know the numbers don't add up and the lads with the calculators insist that moving is the only option but a new stadium will take Everton one step further away from greatness rather than one step closer.
 

I heard Noel Gallagher, a while back, talking about his first visit to Goodison. He said something along the lines of 'the crowd is on top of the pitch, It's so intimidating, no wonder City kept loosing here'. We won't be able to re-create that
 
...its all very emotive and you almost feel you have to begin with 'I love the Old Lady but'. My view is that if we get a new stadium it should be in a new location with better infrastructure and surroundings.
 
The Seahawks ground, like most American stadiums, was paid for by Seattle taxpayers at the risk of the team moving away(not sure if it was an explicit threat, but there is always an implicit threat).

That's how we do it, we hold cities hostage and if they don't pay up we move to a city that will.

Don't think that would fly in the UK, but it's what allows American stadiums to be the temples of excess that they are.

A friend of mine once had to make a decision on wether to buy a timex or a rolex watch.
He consulted experts on this.

He was told that although much more expensive the rolex would bring him
much joy,great esteem,
and envy amongst his friends and.In general an overall feeling of well being.

He was also told that one day the rolex may be worth even more than he paid for it.

Alternatively he was told that the timex would do exactly what the rolex did.
Tell the time.
He was also told it may entail more maintenance ,lose time and could eventually break down.
But he was assured that it wouldnt happen in his lifetime.

My friend chose the timex.

Sadly many years later my friend passed away ..a pauper.
All he left for his family was a broken watch..

How come he ended up a pauper? What happened to the money he saved that is the difference between the cost of a Rolex and the cost of a Timex? He didn't spend it on lawn mowers did he?

I'd say you should be happy he got the Timex because knowing your friend he would have only bought one of those cheap fake Rolex's that are made in a cowshed in Kirkby so he got a better deal with a genuine Timex that he could really love and his family will cherish forever.

His family cherish it to this day.

He also left them with many happy memories.

Unfortunatly nobody knows where the money went and they are still trying to find out.
