A club is worth what buyers are prepared to pay for it. Exhibit one: Man Utd's 'valuation' by the 'experts' and the actual transaction cost to Ratcliffe:

Yes, and we have sale information from just about 12 months ago to give us real data.

Valuation isn't an exact science and as you say, at the end of the day something is only worth what someone else is willing to pay for it. Only one part was willing (and able) to take on the massive debt, which should tell you all you need to know about the club's valuation.
 
The Athletic is a US based mag isn't it? So their focus will rest entirely in branding. They won't consider history, trends, fanbase, stadia etc etc.

The valuation does a good job in explaining why it was so difficult to sell the club with all of that debt, it wasn't worth much more than the debt itself.

Otherwise, at this point, it's a bit irrelevant in the short term. In the medium term, the ownership group continues to try and grow revenue (which will lead to a higher valuation) and stabilize the club. Enjoy moaning about Moyes and the players, instead of moaning about Moshiri, it's well-deserved for this group (I'm not being sarcastic).
 
I'd say through history yes. Other than them winning the world cup what have they ever achieved?

IF they have more now, its because they're in their top division phase - which is relatively impermanent.

Which is still mostly unpaid. I don't know why Brighton is worth that much but Fulham clearly benefits from London. Not just the plot but clubs in big cities are just valued more.

Clubs are notoriously difficult to appraise but generally you look at assets, turnover, profit and how those seem to be developing in the future. History absolutely has no value to a potential buyer. Until we actually start to get into Europe, potential is just that, potential. Squad still needs investment as well, it's nothing special in terms of value at the moment. Ndiaye and Branthwaite easily the most valuable of the bunch.

The debt is irrelevant to the valuation, they are talking about enterprise value so the debt is part of the value.

The stadium's market value will be based on the cash flows it provides, not the cost to build it.

For Brighton, they spell out that it's down to the management of Tony Bloom and his software. To me, it's the weakest valuation of the bunch as it relies on the assumption that the software and the good management (which it is, look at Hearts), will continue after Bloom is gone, which isn't likely.
