...and the combination of having 4 inadequate stands for a team of our stature, gives you the reason why we need a completely new ground...

All 4 stands aren't good enough to see us right for the forthcoming decades and thus all would need replacing. The idea of doing so in a landlocked site with an inadequate footprint and thus severe access issues for the construction, for a cost that could come in for less than a new build on an open brown or green filed site is completely noddy, and always has been.

one at a time is do-able cost wise...not cheap by our standards but better than 250m in one go
and it can be done a couple of different ways with only very small increase in footprint.
It might take 12+ yrs
but it's 12+yrs since KD and look how 'quick' that went

You might be too young but they said the same thing about Old Trafford..........
 
And its our best one for facilities and views by a mile. You can actually get a drink a half time without missing 5 minutes either side...or is that small time to expect that sort of luxury?
It's a crap stand, too far set back from the pitch. I'm not bothered about getting a drink. The view is no better than in the vast majority of theGwladys street either.
