The loop was always a "red haddock" by LCC to spoil the vote. Taking that piece of machiavelian mischief away from the loop's introduction into the debate, the issues with it were:
Whatever figure you believed (55,00 or 35,000) it could not be expanded beyond that. It would be landlocked forever. My ambition is for Everton to have the room to grow, but think small time like some.
The second issue was the technical issues around access, which would have costs a mint, and nobody was saying who was paying.
I don't begrudge Bestway. I think that what they effectively wanted was a land swop, given up "poor value" land for better value land. It was worth their while to big up the loop and spend the money because they knew they'd get it back in the future.
Because a stadia has a "wow" factor doesn't make it world class. It just makes it look pretty, but the CAD design for the loop is an unmitigated disaster. A large over hanging shadow on a lifeless bowl?
Oh, but that's OK, its within the city limits, so magically it looks great. Talk about the emperors new clothes.
