It's about more parts than just the phone conversation.
Pelosi is conservative when it comes to impeachment, way too conservative for my liking.
She knows there's no chance of him being found guilty by the senate so she must have some idea of what impeachment proceedings might turn up

2. The whistleblower wants to talk to the investigating committees so the transcript is worthless even if they don’t fake anything (which they will)

Trump doesn’t believe that asking a foreign government for dirt on your political opponent is “something bad” though, he made that quite clear about Don Jnr’s meetings with Russians who said they had info on Clinton.

Refusal to allow whistleblower to testify is impeachable in its own right. Prevents congress from its Constitutional role in providing oversight.

I'm not sure if anyone expects them to convict but if Trump is impeached it will be with good reason and any republicans who find him innocent will have a hard job being taken seriously.
This is way different to the Clinton impeachment.
The senate has unanimously called for Trump to release the whistleblower complaint, which he is illegally refusing to do.
