Given the vehemence with which the anti-Kirkby lobbby claims that Kirkby doesn't want the stadium, I wonder if what the result would be if the neighbours of GP were polled - bear in mind that property values in both Kirkby and around GP will almost certainly rise when both areas are redeveloped.

Apart from the houses in Kirkby that would be getting CPO'd you mean? As for the rest around the town centre: why on earth would house prices (nosediving anyway) increase in value with a large retail park on their doorstep and a town centre engulfed by an invading army of football fans with all the attendant transportation and law and order issues?

There's been a referendum, or just an opinion poll? And how many of the owners of the businesses affected actually live in Kirkby?

What is true is that the council that's backing the scheme was elected with a majority. I guess that says something. As I said in my initial post imo it's up to the people who live in an area which will be affected by a new stadium development to decide if they want it or not.

So surely you must agree it has to be an independent decision,as for the shops outside of Kirkby,If it was going to cause you to lose a fair amount of your livelihood would you not what to have your say.as for people not wanting a stadium by them there is no one living around Goodison park who bought their homes before the ground was there that is the big difference. as much as our fans feel passionate about the move either for or against the people who will be affected by the move be they Kirkby residents or shop keepers they must have there wishes considered.And do you really believe if you have a home by the ground the value will go up?

the kind of [Poor language removed] that cited the trouble involving man ure and cesspool and everton fans on the evening of the FA cup match at goodison in 2005 as a reason for being against a stadium in kirkby are exactly that. [Poor language removed]!

in this humble forum members opinion, this board might need a complete KEIOC clear out - as the roots of their cancer grow and eventually become so deep that they consume the board like the parasites they are.

Ok I think we're on the same wavelength at last. I think basically the final say on the stadium should be down to the people who have to live with it. Again, Knowsely council were elected with some kind of majority (haven't bothered to check what) so that should say something.
As someone else pointed out some homes will be CAP'd, but isn't it also true that the owners have been promised brand new ones close by as part of the deal?
The price of business property around the proposed stadium went up considerably after the project was announced - implying strongly that there is a belief that the stadium will bring more trade into the area.
Whether that trade will be at the expense of other retail developments in the city of Liverpool or existing businesses remains to be seen. Certainly LCC seems to think so which is why they're trying to 'spoil' the project without offering anything concrete to take its place.
My opinion is that they had their chance and did nothing and are now sore at a situation which will potentially harm them.

True, but that doesn't mean that the owners would not prefer not to have the stadium there. And yes prices would go up considerably. Although the inconvenience is actually minimal (I lived next to Coventry City's Highfield Rd in the 80s so i can speak from experience) there is less demand for property sited next to football grounds and values do increase considerably after they are redeveloped - see Highfield Rd, Maine Rd etc.

I think the suggestion that Goodison is about to fall down is complete BS. Yes there are parts of the Bullens Road and Street End that have, shall we say, seen better days, but:

1. The Park End is around 15 years old
2. The Main Stand is less than 40 years old

Whilst the ground has been used for 116 years the stands are nothing like that old. It's just part of the Goodison is looking dated argument taken to extremes.

'seen better days' is a rather loose phrase, 'woefully inadequate' is how i'd describe vast sections of goodison.

it appeared to be insinuating that, and i was gearing up to take on the ''selfish'' goodison crew. the type happy with their unrestricted view not bothered in the slightest about the poor [Poor language removed] with a pillar blocking not one, but two goals.

my last paragraph has been toned down, no longer at defcom 3.

i dont have a season ticket anymore, i did have, and it entitled me to a vote. i refused to pay top season ticket money to have the gwlady goal completely removed from view, and to be treated worse that a zoo chimpanzee in terms of toilet facilities - and at £3.30 a chang - they can stick it.

"fool me once, shame on you..." etc etc...
