Had to laugh at the video - takes about 6 minutes to actually get to the point and even then its not really specific about how it'd be done. All I could think of is the cost. And the fact it didnt look that disimilar in appearance to DK

But hey ho, DK's on its arse so we'll have to think of something.

But it'd better be something good after the fannying about and moaning about the DK stadium IMO.

I like the look of it, but would want to see figures.

Staged redevelopment eh?

I seem to recall some tanned, balding Adonis advocating the vary same months back

Not sure about the loop segment of the vid though, didn't realise there was that much green space in the city centre :D.

Seriously though, if any aspects of this serve to give the club just a little momentum when decided what next should DK go belly up, then fair play(y)

im a bit behind the times , but thanks to whoever posted that video link about the redeveloped goodison. i found it really interesting (they say its sustainable etc etc but is it affordable ? and how will the club fund it ? it leaves lots of questions still left unanswered imo ).

i have got a query though. a few pages back there are pictures from keioc and co of the view from residents houses of the new stadium in kirkby.these pictures were used to show that kirkby is not a good idea.

well if thats the case , then what is the view gonna be like from the nearest houses to the 'redeveloped' goodison ?(ps i think the stadium looks crap btw)

surely the argument used that the view ruins it for kirkby residents is even more of a case with these 'redeveloped' goodison plans as the houses are even nearer the stadium ?

have keioc done a comparison pic's of views from the nearest residents houses in all the 3 locations mentioned ?

Funding: it's all in the KEIOC evidence to the public inquiry...

6.1.2 Whilst the technical and design aspects can be explained by Trevor Skempton the funding of either a redevelopment or a new build site can be achieved through non-retail based enabling and the utilization of an innovative financial product designed for stadium project funding, Equity Seat Right

6.1.3 The funding options (for a redeveloped Goodison):
Source
ESR Funding £110M
Securitisation of New Stadium Naming Rights £25M
Sale of Bellefield £4M
Long Term or Syndicated Debt £19M
Equity Funding £30M
Supporters Trust fund £25M

As for homes around Goodison: KRAG were the body objecting on behalf of residents at Kirkby, not KEIOC.

cheers davek.extra food for thought.

Are there really 12 to 15000 Everton fans chomping at the bit to start coming the match on a regular basis ?
We average about 32000 home fans a game over a season and only a handful are ever sold out, so what will be their incentive ?

The [Poor language removed] public transport links ?
The price hike on tickets/merchandise/pies at half time etc ?

... and it's not that long ago we were scrapping for every point down the wrong end of the table, if that comes again - and I pray to god it won't - we'll find ourselves sitting in a boss new 50000 seater stadium - all 28000 of us !

I did the Stadium Tour of St James Park on Monday. It made me realise more then ever how vital it is that we get the go ahead for the Kirkby deal.

I had a chat with the stadium manager, and he gave me a run through of the figures they get for a season for their corporate facilites and private boxs, not only that but i was astounded by the events that were held there hourly and the revenue this brought in.

He told me that Newcastle were simply a Championship club in terms of finance untill they invested in the stadium now he says they have one of the highest turnover margins in world football.

He told me his biggest obstacle was football and specificly match days, as the over heads means that the matches yeilded less then what the facilites do on a non match day.

He said the Stadium could function without Newcastle but that Newcastle could not function without the stadium.

Have to say i was really surprised. But the facilites are absolutley breathtaking and something similar for us, i am convinced will, like Newcastle offer us the oppurtunity to compete with clubs who can generaste this type of revenue.

I dont care if i have to walk 20 minutes i want an expierence similar to what the Geordies have every second week.

Another thing that surprised me was that there total capacity is 52,000. Not a kick in the ass from Kirkby.

That was funny as [Poor language removed]. You do realise that Newcastle were going to move out of town until an Evertonian showed them a way to stay at their old ground?

And now you think we should move?

Why would conference facilities in the Middle of a major City be comparable to a Stadium sandwiched between a Tescos Extra and TKMaxx?

Surely, we could achieve the same benefit by upgrading the facilities at GP, as and when we can afford it, without crippling ourselves during this period of financial uncertainty.

All of the above is putting to one side the usage constraints placed on the non-football activities within the Stadium, and the free giveaway of 100 uses per year for which the club will receive sweet FA, or the fact that any KMBC usage over any above their freebies will be at mate's rates.

Sorry, know where you're coming from, but the commercial arrangements in place for DK negate the argument.

I think that's an alternative they might do and what I mentioned before ages ago.

Redeveloping GP's capacity is a sticking point financially, logistically etc. But upgrading the facilities and corporate boxes is managable. Giving GP a lick of paint and a refurb doesnt seem too much of a hard task compared to an upgrade in capacity.
