My cousin thinks it might have been in the grounds of Cardinal Allen Grammar School. He remembers it as he visited there with rugby teams in the late 60s/early 70s.

That's right, Leyfield House in Honey's Green Lane, on the Cardinal Heenan site. There is a very similar house on what was the Holly Lodge site, which was converted to apartments and is now part of the Bingle Way development off Mill Lane.
