It's not a matter of giving up - this isn't a game.

No designer on earth can make space available that isn't there for them to use in the first place.

It'll work. There's no question of that. But there's other considerations to just simply working - and working for what we currently are set up for.

I think we'd all agree if there were more space, that'd be a good thing - for the present and future. Right?

There are 3 massive chunks of open space and you are choosing to focus on the one part where it isn't. 60% of the people that sit in the North Stand will enter via the corner tower at the plaza. It will be fine!

But there's drawings of the concourse at that end of the ground that shows trees behind that north stand. Those drawings suggest far more available space than what you're saying in terms of handing back borrowed land to UU.

Whilst it’s not used often the width is needed infrequently.

Yes, but they dont (obvioulsy) need the land that LOR are working their gear off to get that oversize machinery in.

That'll be hard up against the boundary screen. What is it, an 8 metre-wide walkway/access road?

If it's 8 metres wide, that's 3 metres more than your 5 metre guess yesterday so in reality you should feel even better about it as its 3 metres wider than your initial guesstimate ;)

Either way it's not impressive.

One of the major reasons for the move away from GP was that we are hemmed in. ?‍♂️
 

Well it's a quarter of the stadium where it'll be quite tight perhaps but I don't think the main reason we are moving is because we wanted to get 3 double decker buses down Goodison road side by side.
One thing is for sure: if we get massive investment from somewhere and we're winning trophies, that area of the stadium will be revisted. It cant not be.
