It cant be done...
..our only realistic things are either stay at Goodison (which isnt very realistic), move to the docks (which are being taken over by peel skyskrapers in the next few years) or a groundshare, which actually makes the most sense and would benefit both teams, but some fans are silly and wont consider it
Whatever option is taken will be difficult. Personally, I think a shared stadia is the most difficult of the options as those with shared stadia find their different needs leads to a slow unravelling of the idea. Walton isn't exactly a rich part of the city of liverpool, so the idea of a hotel / conference centre has some merit, but it would require a commerical partner who believes that the hotel / conference will be used beyond a match day tie in to make commercial sense.
My options would be;
(1) The Council to look to make Walton a regeneration area and attract a higher level of external funds and partners (given the financial climate, that would probably be 4/10)
(2) Simply take out a loan (£250m) and part of the corporate and other income from the stadia pays back the loan. The issue would be land and acquiring it and the length of the loan and attendant interest. (5/10)
(3) A commercial tie up with the only real players in town Peel Holdings (7/10), or explore the Sainsbury's link up at Walton Hall Park (4/10)
(4) Develop an overall design for a new stadia and build it bit by bit (6/10), though it would still suffer the constraints of planning permission and likely loss of income during the development.
Nicks and tucks on the existing stadia, or even the new planned development without a more global view of how it fits into a stadia (existing or new) is very, very short sighted.
