New Everton Stadium - Hill Dickinson Stadium



They had a potential stadium within the very first set of masterplans. The only reason they changed it was that they can make a better return on densely populated office and residential space. That hasn't happened for them though and they haven't had the level of interest they had originally hope for. Don't forget they have Wirral Waters to populate aswell. Now with the Pall Mall development, there is only so many Sq ft of office space that you can realistically sell in a market, certainly one in today's world. Truth be told, the market helps us as we can provide a level of certainty for Peel that they don't currently have outside of 3-4 developments underway on Liverpool waters. We can offer them that certainty, in the here and now. Peel are very keen to have us on board, and also believe that this is the start of the next 20 years of Liverpool Waters development as they hoped. If they weren't keen, then discussions wouldn't have gone on any where near as long as they have done.

The croxteth site is waste land the old bus station depot just off the east Lance road _neartne M 57 turn off
Is it the cheapest option than the dock site??
It has easier access the land maybe cheaper more an easier option ????
 
For those of you who are not au fait with the geography of Liverpool: Bramley-Moore Dock is just over two miles from Lime Street Railway Station, a mile and a half from the Royal Liver Building and a mile from Sandhills Railway Station.

Perfect location.
