You could literally stretch the leg hole to the very limit of ripping, creating a hole an elephant could get its foot into...and you'll still catch your toe on them.When your putting your undies on getting out the shower and your toe gets caught in them, you lose your balance, hop about a bit then end up stood on them on the piss wet through bathroom floor. Fumin lad.
This is probably more than a minor fume but estate agents. Contacted one about selling my house so they came round and did a valuation. They then rang me daily for two weeks begging for us to go with them. Finally decided that selling my house is something we want to do so gave it the green light. Now its me ringing daily asking why the house isn't up on any websites, why the info is wrong on the spec etc etc. Useless. Happy to take their cut but not interested in giving you decent service. Middle men you could do without really.
They do NOTHING. 1%+ just for the privilege of having a Rightmove login. Once the sale has been agreed they just evaporate into the ether until moving day, where they provide that vital service of handing you a set of keys. The agents are supposed to be the ones who bridge these gaps.I guess it depends on your own circumstances. Like the last time I sold a house, the last thing I wanted to do, or have the time to do, was be in to show folk around and that. Maybe I was lucky, but the agent I used were really good. Even E Mailed their boss to say thanks.

The solicitors do all that here.I've got a license to sell real-estate here in Belgium. What you're describing is very bad practice. The constant ringing, the lousy follow up. You should file a complaint with the association. Here in Belgium it's BIV, bound to have something similar in the U.K. Complaints get you sanctions, and can fairly quickly lead to the revokement of your license. He wouldn't want that.
1 percent is cheap btw. Around here you have to compile the contract, make sure the insurances are okay... You see the buyer and seller like 7 times. The notary just copy pastes your work.

Could you furnish me with the details of this independent website please?The traditional estate agents days are numbered, with the advent of " packaged selling " at much lower prices on the internet coming more and more into the fore.
I didn't bother with an estate agent with the last house I sold. I advertised the house via a pre made board outside and a independent Internet site. I employed a solicitor to do all the parpperwork and I reckon I saved myself at least 2k in their commission. It was no hassle at all and all went smoothly, plus I was in control of everything rather than the estate agent.
As you say, they are nothing more than middlemen, who have manged to peddle a myth that you can't sell a house without them.
