It was in the "un-reliable sunday papers" that we are staying at goodison and "re-developing". I take it with a pinch of salt.

The only way I can imagine us doing that on the cheap is knocking down the Park End and rebuilding it with two tiers and corporate boxes inbetween with multistory carpark behind, then tackle the rest of it overtime, something like this?
