Only way any German teams are really going to have a go at Bayern is to stop selling their players to Bayern. Pretty sure other teams do it as well in other leagues.

I can see that being common practice in transfer markets. For instance, Manchester United or City coming in for Ben Godfrey and we probably add an extra £10m or £20m to the asking price. But I can't see it actually being written into players contracts.

A set release clause in their own league and a lower one for teams outside the league. That's fairly common now.

They have to have a buy out clause which isn't quite the same thing. Clubs don't have to accept offers from other clubs when a buy out clause has been met.
