Pro rata it will be good business to invest in Liverpool and other provincial developments. Particularly in commercial developments,with many companies frightened off by the horrendous costs in London.Lots of large companies are 'fleeing' to the provinces. HSBC,BBC, ITV,many more.

The waterfront will be massive business, from an extremely low base. People are right that we are behind Manchester, I don't know whether we will catch them, but in terms of potential we are similar if not ahead of them, due to a World Famous waterway and the increasingly mythical status of the Beatles.

Salford was a dump 10 years ago and property in 10 years will have massively increased in value. Salford was more of a dump than even that area of waterway. The amount of money and rebuilding that will go on there has the potential to dwarf somewhere like a Salford and thats why investors will look at it as a viable concern. There's a reason why a multi-billion dollar conglomerate have bought the Liver building for a huge fee for example. It will be the iconic building of an emerging city, situated smack in the middle of a new development to the north and everything thats already there to the south.

I'm not astonished, I can understand because it's what we've wanted for a long time and there have been a few false dawns. It's happening though, I've never been more certain. Everything about the club, the way it's been run (like a corner shop) is changing to meet the demands of a top premiership club in the new era.

Money is being spent on players and we're not just waiting until we sell our top players. We have a great manager now and he will be given time. We don't have the Europa which will give us a real advantage this season on many other teams. Ultimately we want to be competing in Europe of course but we need time to build a decent squad that can cope with both demands. Usmanov will I believe ensure we get that.

It's probably the most exciting time to be a blue for a very long time. Just go back a few months, look at how things have changed.
