the goodison footprint is too small, the closer occupiers in the surrounding estates are so far as i know not willing to [Poor language removed] off so the council can bulldoze their houses.

the roads around goodison would need moving - more council help needed.

who will subsidize the goodison refurb? theres no room for associated business, and with them getting the stanley park go ahead that is where new associated businesses will pop up.

liverpool city council dont want everton to progress, they arent willing to help, they want us where we are, land locked in a stadium that isnt fit for purpose.

A hell of a lot more than the 20mill required to outfit our stadium that Tesco are footing the bill for.

umm... sorry to bring all this back up again, but tesco aren't footing the bill for anything. Strictly speaking, what is supposed to make it 'deal of the century' is that we're piggy-backing on their development, thereby making a saving on the Infrastructure costs were we to go it alone.
We also get the land for free (although actually on a long term leas) which - post development- would have a notional value of c£50M.
The other benefit was to be that Tesco's leverage Barr to bring the construction costs down on our behalf. Knowing first hand how tight the margins are in the construction Industry (single figure percentages per project, before accounting for Corporate Overheads), the saving isn't going to be huge.
The balance of the build cost was then due to funded by the sale of GP, naming rights for the new stadium and long term debt.

As far as I can tell, (the story from the club has been rather fluid) the Anticipated final VALUE of the stadium would be £150M (50M land, 100M Stadium build cost) + 20M fit-out.

It was anticipated that GP would bring in £20m, and naming rights bringing £30m.. the reduction in build costs from Barr (being generous) would account for 10M.

This leaves the club having to secure a total 60M (40m build, 20m fit out), should the generous allowances above come to fruition.

Speaking objectively as a Project Planning Consultant, I've got some very grave reservations about this Project, some of the figures being bandied about are optimistic verging on fanciful.

Speaking subjectively as a fan, I really [Poor language removed] hope they know what they're doing and would appreciate a break from the spin... it's unnerving

so what, other than perhaps the NWDA suggesting they may look at putting funding towards a city based development the previous week, has changed Keith

Oh, and for those conspiracy theorists among you, there was a resource at http://stadium.evertonfc.com put together for the vote, outlining the plans, facts/ figures etc. The link's there, and you can force it to open with i.e., but all the info's been stripped :(

(y) heheh can't help it mate, about everything else I'm chuffed, but this has got me bricking it.. have got nothing against the idea of a new stadium, am all for it, god knows we need it. Don't have an issue going to Kirkby, never listen to what the kopite gobshites say anyway.. but the way this is being handled gives me the right willies, so it does:huh:
 
all this 75000 talk smacks of one-upsmanship to me... he doesnt want evryone sayin "oh liverpools stadium is gonna hold 75000, but yours is only 55000 - you're their small neighbour", at the same time as being an excuse to dismiss the loop site as it seems the club is set on moving to the kirkby site/
 
I can understand the reservations that have been mooted all over the place about going to Kirkby and the new stadium, I have said if it was possible I would like to stay in Liverpool, but

1) LCC have not really helped, they will not give the club a decent piece of land on the same basis as Knowsley CC, what they have offered is like sticking the club in some backyard.

2) If we did have a piece of land from them in the right place where are we going to get the money from to build from scratch a decent stadium with parking round. The RS are talking of theirs costing 400/500 mill and borrowing it so they will have a huge debt around their necks for a long time, (could also explain why Hicks and Gillette are backtracking on transfer deals in January, no money to spare)

3) T o do ourselves justice do you really think we could find 400 mill, could not even come up with 50 mill for Kings Dock.

4) So like it or not our best option and affordable one is linking with Tesco.
 
I think my position on this might not be entirely clear (quiet at the back) ... it's not that I favour the loop solution, or have an issue with the Kirkby proposal.

My position is that I don't believe that the club is capable of delivering either. The manner in which this issue has been approached, the 'my way, or the highway' ultimata, the afterthoughts on ground capacity (for whatever reason) smack of erratic and / or unprofessional Project Management. I don't necessarily expect any different of the chairman, he's a fan, not an experienced businessman. I do however, have grave concerns over our current CEO he should know better.
 

Maybe if you lived in a real country where the big $$$ sport franchises are socialized and get $700 million all-expenses paid for no rent stadia we wouldn't have this problem would we? No instead you just gotta use your budget on dumb-ass projects like health care for all don't you?
 
I was just thinking.......the last time we moved grounds, those who wanted to stay ended up our most bitter enemies. They were born out of spite, and a lot (not all, and I am not aiming this at anyone in particular, mainly the mailbaggers) of the people who don't want to move all seem to be doing it out of spite. Anything to defy Kenwright and Wyness. Thats how it seems to me now I am thinking about it.
