Private landlord advice

Reluctantly starting a thread but google does not really help describe it well.

Basically, i live in a privately rented house, landlord is down south somewhere with no contact and the management of the house is done through a house management agency. everything has been fine so far with them up until 2 months ago. we reported some issues including with the Boiler pressure/pilot light, leak inside back of toilet (ha ha ha very funny), the front door being crap and letting the wind in basically as its made of wood and it needs replacing as it isn't straight any more.

the short of it is none of these issues are being fixed, and over the past 2 weeks alone we have had excuse after excuse from them. for example plumber was booked for last monday, went on holiday instead. Didn't tell us this until i rang them. Then there was a part for the boiler they needed, was sent the wrong one apparently. couldn't sort door as they wanted to coordinate it so both plumber and handyman got done at the same time. then last week got told they would let us know ASAP, then still no news this week, part has apparantly now been ordered and will be there tomorrow ready for monday, and fella was coming out at 3 today to sort door. Except he didn't turn up.....they don't know why they didn't turn up either.

Basically what can i or should i do? My first instinct is that if they don't sort the door tomorrow then i turn round and tell them i will buy a new door and pay for it out of the rent money for this month. I have staved off shouting down the phone at them but it has gone beyond the point of simply messing us around, telling us twice in the past week about visits for repairs and no-one turning up for them.

So what can you do? they aren't doing essential repairs on the house and you can't just move out due to tenancy agreement so what can i do?

(side point, the situation it has created. wind gets in through door making front room cold, turn heating on which does nothing due to massive gaps in door frame, and pressure on boiler drops to 0 practically so isn't too hot either, which also impacts the hot water not being really hot, and when it feels like it the pilot light kicks itself off and we have to take the boiler apart to fix that)
 

tell them they have a week to sort it or you will get real trademen in and send them the bill for all work and extra's that needed doing. this normally triggers them into action as the idea of a bill for maybe £1000 for a couple jobs that will cost them £250 is not worth it to them

Rather than cause trouble, or pay for it yourself because they refuse to help, surely there is some sort of legal advice you could seek ?

That is an option for us. As i say i was going to say to them i would buy the new door and take it out the rent if their handyman can't be arsed to come out. Perhaps that will get a reaction out of them as what could they do about it? They cannot justify evicting me for arguments sake for not paying the cost of the door worth of rent because they have no proof they ever came out to fix it.


We could go the CAB but not sure what else they could do for us in all honesty

That was second on my list underneath trying to repair it with sawdust ;)
 
Hi mate, as a landlord myself I would follow Wizards advice. Normally the threat of them paying more than they would have to scares them into doing things quicker. Sorry to say but most landlords are not great and will look to delay paying for things for as long as possible, although in fairness sometimes the mgt companies are so incompetent they don't even tell the landlords there are problems until you start threatening them with leaving or getting the works done yourself and billing them.
