Thanks for the reply mate, thing is I have one it is up where i want it to be but the deposit is not at 10% we have in another savings account, so not sure someone would take a house off the market 7% whilst we wait to draw down the ISA.
 
You can use it towards your mortgage deposit. You need your Solicitor to apply for the bonus (assuming you are talking about help to buy and not lifetime ISA).

No reason you can't include the isa balance in any calculations you're making. Just make sure you get a decent Conveyancer/Solicitor.
