You have no facts to back you up if you're belief that spending £11M on pre-planning work is evidence a stadium will be built down there.

Dave, I think most reasonable people would accept that spending a huge sum like 11m is proof positive that the intent is there to build a stadium. I am not sure evidence can be produced that a stadium "will" be built short of work commencing on the site itself and even that doesn't prove it will be finished.

A quick google reveals they spent in excess of £50 million in plans and work for that. Ew stadium, that never happened.
