Explain it rather than being an insufferable smart arse.
This is obv a VERY complex deal and financial package, being manoeuvred into place by a world class expert in Moshiri.
But just sit back and read the "WHY ARENT WE JUST PAYING IT OURSELVES NOW WERE LOADED ARENT WE?".
We couldn't afford 30m for kings dock. Yet they moan at this. It looks like a series of moves to circumvent high interest payments, allow input from a possible outsider (who isn't technically allowed to), and to circumvent ffp by allowing all matchday income to go to players/wages.
But they just wont understand that. BOOOOOO
 
is it just a way of Moshiri and co getting a better % rate then ? using the council as guarantor??

why the hell would Moshiri need a guarantor?

im quite certain Moshiri could gather together a syndicate of 4 busineess people, all of whom could provide £100m each and not have to worry about any bank loans or %'s

there MUST be a bigger reason we are using the council ..

Some have suggested, and it makes sense. Because any investors will be lobbing cash at LCC, NOT EFC, directly. So a rich bloke at another club could, I presume, inject capital into the ground from an arms length position.

Perhaps, maybe.
 

He'll be dead before we own the stadium and any outstanding debt will be factored in to our value.

Also, who is to say it would be a bad owner that we got next? Because that's the only negative of us being sold again. Isn't it?


There wouldn't be any debt if he just paid it out of pocket and recouped it back on the sale of the club after it was built.
 
I'm in shock, stuff like this doesn't happen to us! I mean ... meaningful progress on a dream site and a deal that looks non-stupid at first glance.... nobody breathe or it will all dissappear in a puff of smoke or something

I'm very confused. Couple of quick queries.

Will we own the stadium or be tenants? tenants for 40 years
Why is 50k now being mooted.? no idea, perhaps based on projected cost of £300m
When might we be in the stadium? nobody knows, planning application needed
Is this a good deal? potentially as it allows significant 3rd party investment and good lending rates, but possibly shady - answer is nobody knows

i was under the impression that infrastructure doesnt count in the FFP rules?? Usmnaov could come and build the ground and it wouldnt matter a jot?

Yeah that's what I see it, it is a vehicle to provide Everton Football Club cheaper access to finance.

Moshiri doesn't need a guarantor in all likelihood, they just offer better rates to long term organizations like councils than individuals over 60.

Based on his net worth he could probably secure funding by putting up some of his other assets as security.
 
He could probably in theory invest that 500m somewhere at a better interest rate and fund the stadium that way through the interest payments alone.
I was just thinking similar to this. For example, I personally have savings in high interest accounts that are paying better interest rates than the interest I'm paying on my mortgage. Therefore when I remortgaged last year I borrowed as much as I possibly could (fixed for the next 2 years), and left my savings where they were, rather than use them to pay capital off my loan. When you scale this up to a billionaire's wealth it makes perfect sense!

If building work starts in early 2018 as planned, we'll be starting the 2020/21 season there.
