New Everton Stadium Discussion

Your confusing already built properties with a new build , property prices did indeed reduce on existing properties , house builders basically hibernated for a few years sat on their landbank until conditions improved then upped there yearly build and increased their margins . If there was stadium for sale in a recession you might get a great deal .

A construction company may cut its margins to the bone to improve their chances of winning a contract but that’s a very dodgy way to go for both client and contractor but generally wages will stagnate as may raw materials but the extra health and safety manufacturers and contractors have to put in place ongoing will only increase costs .
If prices drop then the cost associated with building also drops.
Builders margins did drop for a number of years and their was value to be had in the property market. That value had largely disappeared in the last couple of years but may well be back again.
We are in a recession, we don't have to worry about site cost or land bank and because of a probable tightening in credit it is likely there will be less construction activity generally. I would then expect that suppliers of materials will face greater competition in selling their product which should result in cheaper prices.
If construction works are laid off and there are more workers than jobs I would expect that will reduce the cost of labour.

This is a more general point than one related to BMD alone.

Over course they can - in theory
But he has a point, just using 'Grand Designs' as a base. One off structures on none standard sites always seem to come in late and over budget

Yes of course. I'm just saying, in a global recession, the idea prices can't drop is just untrue.

After we conquer this terrible Covid pandemic, what next global calamity will delay-scupper BMD?

(1) North Korea invades?
(2) Moshiri goe's bankrupt?
(3) Jimmy Hoffa's body is discovered under the dock?

Everton confidently predict that we will have it up and running in time for the 2095-2096 season. ;) ;)
The first big hurdle will be what they find and see in the hole when they pump the water out and then when they get the mud and crud out.
The thing might leak like a sieve - which wouldn't matter before, as it was just water leaking in and out of more water.

*puts on tony robinson hat - and who knows what archaeological finds lurk there as the result of clumsy sailors, dockers and Luftwaffe pilots.

Most likely another strain of Coronavirus, unfortunately. The sad part is that we could probably avoid that easily if nations co-operated with
each other instead of making it a stupid, dangerous 'we're bigger than you' contest.
