Park End should be the first to be sorted, its a stand barely fit for a league one stand

Yeah I getcha but if we're going to suss it out needs to be done in logical manner. If the pitch needs to be moved and land taken for the bullens obviously that would have to be done first.

I'm guessing the cost of redeveloping each stand independently adds up to far more than the cost of building an out of the box Stoke style stand off site. That along with the lost revenue and disruption, however it would be unique to us and still on the Goodison footprint, Chelsea are doing it and Spurs, could we dig down, have a sunken pitch area ? I'm surprised the club aren't purchasing current and past houses for sale on the neighboring roads even if they rent them out again short term.

That would require foresight, ambition and a long term plan that wasn't made out of dust.
