New Everton Stadium - Hill Dickinson Stadium

Where's that from? Last bit especially chimes with some specifics i was told but didn't post publicly (@The Esk and @davek may vouch). I was basically told that should Everton default on the payments the council could lay claim to our tv money, parachute payments (in the event of relegation) and even possible require us to sell a player.
The terms that have been submitted to the Council for review. It's public domain, someone posted the PDF a few pages back (@Azza i think) and that's a section that caught my eye

hmm, would hope it'd be higher than 50k myself. I'd be ok with the possibility to expand based on success and get the success first before looking for bigger, because, well, Cardiff down here look like right clowns deciding (after a single promotion) to double their main stand and now are struggling mid-table in the championship with not a massive amount of money, after being relegated straight away from the prem.

I know the income we get will be much more than "just 10,000 extra seats", because of the massive amount of extra corporate boxes and sponsorship etc. But still, bigger capacity is more important to me.

But hey, all estimates atm, it's still a very good day.

300mill taken over 40 years without interest is 7.5mill a year.. . Plus 4.5 mill to the council... that's 12 mill a year plus interest...

12 mill a year for a sparkling brand new stadium on the banks of the Mersey.. .. that's a cracking deal for me.

And as I have said earlier we are not using naming rights money or commercial income to finance this. So means we can spend it elsewhere.. . Hopefully on players!!

If we are leasing and we don't own it... does this mean it's like the west ham deal and we don't pay out for policing etc??

12 mill. Equivalent of 40 weeks wages for Rooney at the Mancs.

It appears in reading Efcjake's post that the entity that provides the financing will be the owner, then that entity will lease it to the SPV who will then sublease it to Everton, and a portion of the 4M annual payment will payback the amount borrowed over the 40 years.

That could well be the case mate, but the sums dont match up that 160 mill over 40 years. If we were to take ownership of the ground i imagine we will have to pay a quite substantial lump sum when the 40 years is up.

I want the sting in the tail clarified.

But if your asking me do i want a 400mill stadium for 4.4 mill a year right now, i would bite your hand off, brilliant deal if true the one caveat is we dont own the ground.

Sounds really dodgy to me. Loans with a local council as guarantor and if the worst happens it's Everton's long term future at stake?

Why isn't Moshiri the guarentor on the loans, does he not have the money or he'd rather Everton take the risk?
The council get a far better interest rate than Moshiri ever could.

This, along with the 50,000 capacity report reference will be a lot of fans concerns. Hopefully answers/clarity soon.
